Terms and conditions

A summary — the signed packet is the agreement

These clauses summarise the park’s Guest Packet in plain language so guests know what they are agreeing to before they book. They are not legal advice and do not replace the packet: the signed Guest Packet, its acknowledgement page and the rates recorded on it are the binding agreement.

A licence to use, not a tenancy

The guest agreement is a licence to occupy a space — it is not a landlord-tenant agreement. Management may terminate it for non-payment, rule violations, property damage or misconduct, and on termination all guests must vacate the property immediately.

Who may stay

One primary applicant must be listed and is financially responsible for the space. A maximum of six guests per space is permitted, and every guest must be registered with management. Each guest provides date of birth, driver licence number and state, phone and email, with a copy of the licence attached.

The recreational vehicle

One RV per space. Year, make, model, colour, length, VIN and licence plate are recorded at registration, together with the insurance company, policy number and expiry date. Guests must keep insurance on the RV current for the whole stay.

Rent, deposit and late fees

Spaces are available monthly at $650 plus metered electric, weekly at $350, or nightly at $75 with a two-night minimum — weekly and nightly rates include utilities. Monthly and long-term guests pay a security deposit of one month’s rent ($650) plus a $75 utility deposit — $725, due at move-in in addition to the first month’s rent. The day rent falls due is set out in the guest agreement. A late fee of $10.00 per day applies for each day rent remains unpaid after the due date.

Accepted payment

ACH or wire transfer, cashier’s cheque, money order, or online payment. The guest is responsible for any bank fee, convenience fee or credit-card fee arising from the method chosen.

Utilities

Water, sewer, internet, trash and laundry are included on every stay. Electricity is metered and billed separately on monthly stays, and included on weekly and nightly stays. What applies to a given space is recorded on its guest agreement. Where electricity is metered, the meter number and the beginning and ending readings are recorded. Guests using the laundry provide their own septic-safe detergent.

Vehicles

A maximum of two vehicles per space, both registered with management and parked within the assigned space. Year, make, model, colour, plate and state are recorded for each.

Pets and service animals

No pets are permitted on the property, other than service animals. Service animals are registered with management, with type, breed, weight and current vaccination status. They must be kept leashed, their waste cleaned up immediately and placed in a trash receptacle, and excessive barking or noise prevented. The guest is financially responsible for any damage the animal causes.

Park rules

Keep a clean site with no excessive outdoor storage, and no appliances outside the RV unless approved. Speed limit 5 MPH. Observe posted quiet hours. No fireworks, illegal drugs or criminal activity. No vehicle repairs, vehicle washing or generator use except in an emergency or where permitted. Do not drive through or enter another guest’s space. Children must be supervised.

Connections and freeze protection

Trash goes in the designated dumpsters. Sewer connections must be sealed. Water hoses must be approved drinking-water hoses. Guests are responsible for freeze protection of their own connections and equipment.

Visitors

Visitors are welcome between 9:00 AM and 9:00 PM and must be accompanied by a registered guest. The registered guest is responsible for their visitors’ compliance with park rules.

Maintenance — the guest

Keep the RV in good condition, report water leaks immediately, keep utilities properly connected, remove trash regularly, and maintain insurance on the RV.

Maintenance — the park

Management maintains the roads, the common areas and the park-owned utility systems.

Move-in inspection

At move-in the electric pedestal, water connection and sewer connection for the assigned space are inspected and recorded as good or needing repair, with comments. Both the guest and the manager sign and date the inspection.

Emergency contacts

A primary and a secondary emergency contact — name, relationship and phone — are recorded for every space.

Changes to these rules

Management reserves the right to amend the park rules at any time with reasonable notice. The guest agreement, once signed, together with the acknowledgement of each section of the Guest Packet, controls over anything inconsistent stated on this page.
